I figured I could turn to these forums to debunk these myths, but while there were a number of posts of people asking questions about them, I didn't find a whole lot of really concrete answers.

So assuming that his theory is debunked, why am I and people like me here?  

Find yourself a mentor or other peers in the industry (BiggerPockets) and debunk the negative Nancy claims if you feel like it.

Mark Ferguson has debunked this statement in longer form and much more eloquently than I care to get into on the forum.

Not long ago I debunked James' false claim that wage increases were offsetting inflation, which is 100% not true.

@Christopher SandysI recommend you contact the Lucas  County Health Dept - lead paint program and convey your opinion.They will share statistical data and analytical data that will debunk your impression of lead paint exposure. 

There are many articles debunking why Chicago will never end up like Detroit and why Detroit was more prone to what it became.

I've seen each of you post around BP debunking the need of a paid guru/mentor.
