There's no way to force them to leave on a valid lease unless there are terms that they are violating that call for immediate cure or quit.

I don't see this really changing much at all, other than flat-fee/discount brokers will try to run at this preaching there the "cure" and than will all but collapse into nothiness.

I have spoken to a RE attorney 10 miles away in "town" and he advised that I send a Termination Notice be first and the owners have to cure their May late payment within 30 days of the served notice (or move out).

I don’t care to even know why the rent is late, it’s not my problem I just issue the notice to cure or quit and that’s it.

If you have enough money to buy 100 loans, it’s easier to answer—you’ll most likely see a default rate in the 3-5% range, with most defaults eventually fully cured.

If it is not, I will either not include those unpermitted bedrooms in my valuation by doing a "cost-to-cure" to put it back to the original configuration or I may do a "cost-to-cure" to estimate the cost and/or market affect to get it permitted.
