@Davit Gharibyan whoever advised you to setup an PM LLC, didn't convey the right reason.It's really NOT for additional protection.What it does is make your monthly accounting easier!

Most title agents don't deal with the WA-specific SF conveyance method of REC. 

An appropriate sub2 deal is one that properly conveys the burdens and benefits of ownership to you (there are 7 tests of this per precedent and case law).

There are loans that have been in loan modification, or bankruptcy, or probate or divorce or in litigation, or falsely conveyed.

Reach out to the owners directly and convey that you want to start a hobby farm and are looking for roughly x acres, would they consider selling that portion of property.

My per year limit may be off, but the idea is what I'm trying to convey.
