They will tell you exactly what is needed, so there's no confusion.

Also, most people in Texas confuse semi-detached homes with duplexes so make sure what you are looking at actually has two units.

I'm pretty confused as I thought FOR SURE this was a duplex given your estimate of $2,850 monthly cash flow.A duplex wouldn't even achieve that in this area.
