As a co-host for short term rentals, you may not need a license as long as you're not crossing over into activities that could be considered brokerage activities like handling any contracts, collecting rents, doing any accounting, approving tenants, etc.

Make sure your budget accounts for potential unexpected repairs and delays, as these types of properties can sometimes reveal hidden damage during the renovation process.

I'd hate for the BP admin (@Jonathan Greene) to lock your account as you may have valuable information to share with novice investors...this just isn't the right place to do it.Now, @Mario Morales, what price range are you targeting for the new property? 

@Ty Coutts I agree it's to high , searching for new lenders or PML , I didn't account for maintenance because it was basically a full gut , everything is brand new. 

Sellers view it the same and are trying to find someone naive enough to not account for it.

Even as a broker there are many sleazy Account Executives that try to win my business with terms or extra compensation.

Its the same thing over and over and over again...... accounts contributing nothing to the forums other than their endorsements for Rent to Retirement.
