I like the tub (it wasn't cheap, about 12 grand) but there's not great service options where I live and not sure if I would get it again since I mostly have to take care of it. 

I like the cash flow, but I don't want to price anyone out of the market for a cheap house.

I got it for dirt cheap, and now I see why.

How many people hours at what pay, plus cost of buying lists, plus skip tracing, plus phone/texting charges, plus office overhead and so on and so on.Noobs think texting is cheap to free ;-) 

Always gonna be a whole bunch of cheap old houses with a whole bunch of people on Section 8 ready to rent them.

And, it ain't cheap.

Airtable is a great alternative as well, it just isn't a full blown CRM and the price is really cheap for just a solopreneur or small team.

Hard money isn’t cheap, so bridging that with a seller carry might help you short-term, from what I’ve heared.

I imagine this isn't cheap but I don't see another way.
