This reminds me of a police officer  pulling somebody over without reasonable cause and asking to search their vehicle and if the person does not consent, they’re saying you must have something to hide.

What caused you to buy this specific property?

If they haven’t been paying and causing problems why would you want them to stay?

We ran out of time which caused us to buy a couple properties we probably shouldn't have at the bottom of our exchange list.The better ones were sold before we could buy them. 

One of them caused an electrical fire and burned out an outlet.

Can anyone recommend good companies to root cause  and implement solution to fix this issue?

Besides frozen pipes in the winter, there's also sump pumps that if not running, could flood a basement and cause major mold damage. 

However, there are tactics the tenant can use to cause delays.

This is causing a huge influx of people moving here for jobs.
