I am seeking advice of what to do with the money from someone who exit the business and successfully got similar income and appreciation of capital.

Some of the benefits are transaction speed, limited liability protection.  

Transaction volume is basically non-existent.

Its more transactional than a traditional sale so you want to find out who the decision maker is and negotiate with them.

Seasoning is the time period between from closing of the last transaction to the closing of the new transaction. 

Consider transaction costs as well as losing the principle residence exclusion.

Must have tools: you need some type of evaluation metric and/or tool that you are comfortable with and are willing to walk about from a deal if it doesn't meet your requirements.also, a deal is a term for a transaction, not to be confused with a "good deal".

I'm really busy with my w2 job working all the time to fund my investments. 

Was the business credit enough to put towards a deal?
