(If curious, my residential real estate investor clients from 10 years ago [you can find my 10 year old bigger pockets dot com posts :], at the time buying up 2-4 unit properties, a lot of them are now done with the 'human' tenants and want to 1031 into something that is ACTUALLY passive, so yes Starbucks comes up, thus I watch it).In my case I zoomed all the way into a specific brand (which then allows me to make very sweeping generalizations across an entire state -- but still not the entire country), I'm not suggesting you do that, but SOME of the variables need to be narrowed down, before you can gain any useful insights.

The expensive home may use better brands which might be slightly more but immaterial in this situataion.Where did you find this information that cheaper homes are likely to give more of a repair credit?

If internet is $60 per month, in a 30 day month, you should reimburse here $2 per day or $8.If you choose to offer her more as a customer satisfaction olive branch, that is up to you.

The apartments didn't look like Class C but looked to be brand new nice complexes with amenities: pool, gym etc. #1 has been in business for 10 years, not enough for a full estate cycle and #2 said they've been in business since 1988 (or at least some of GPs involved). #2 I may have considered (apartment buildings on SoCal or real estate debt fund).

you can likely buy a small multi in a great neighborhood and (i'm making this up) if it has a 4 BR and a studio, you live in the studio and rent out the 4 BR.

. $250,000 for 1,600SF isn't outrageous, but you could probably do it for cheaper.If I were building a brand new home, I probably would skip a basement.
