The numbers that have worked so far are 150/sqft However that is in the 550-650k exit range.

I work with some builders and they have 2-4 units with rates in the 4-5% range.

There are some pockets in this lower price range but they are hard to find and sellers won't let them go for the price you want often. 

I live in Hawaii so finding a Multifamily is going to be a little out of my price range haha but thanks again!
