Maybe you already know someone who could help put in some "blood sweat and tears" with you to help you both get there faster?

Title has to reside with some entity or entites, be they just legal or warm-blooded entities. 

That rent would have easily covered the cost of hiring professionals, the job would be done better, and you would have saved yourself three years of blood, sweat, and tears to focus on your next investment.There is a time for learning and DIY, but you have to be smart about it.

I’m not in your field of expertise in the lending space, but the lenders I have given repeat business to typically have taken a few moments and let me explain my situation to see if we would even be a fit for each other, before, trying to make me fill out some long application that asked for everything short of a blood sample.

Being able to pick up fix and flips and/or buy and holds for a sub $200k price point with plenty of room for value add has been the life blood of the investors here.

I would build as large of a pile of cash as you can and wait until there is blood in the water.

So, I'd be asking myself questions like: "how much of my own money, and my own time, blood, sweat and tears am I willing to put into this thing to get $60k of equity? 

Bad, Bad blood down the road. 

So, don't think you will get a better job because you hire someone who was recommended.The most-critical thing even most painters don't know about painting is how much water or thinner needs to be put into the paint to make the paint the perfect viscosity.

In other words, One Quarter of mortgage officers decided to call it quits from the mortgage industry and not renew their license (for some reason the NMLS is only up to Q2 2023 data collection, odd…IMO full year 2023 was probably a blood bath.
