Flooring: A lighter or mid gray lvp to compliment (~$3 sq ft material) Cabinets: White shaker style (Lowes/Home Depot, Readily Available with little lead time) Countertops: White Quartz with black veining to match black matte finishes if the return on investment is there or just a nicer laminate (calacatta marble natural stone look)Finishes: Black matte for a modern look or the classic brushed nickel.

Everyone thinks because they see a spot it’s black mold and need to pay $15k to have it taken care of.Most of the time, it’s mildew.

It's not black and white, it all comes down to who that person is, their track record and the interview.

I had to grade and level the entire property and plant new grass and it's now one of the prettiest lawns on the entire black.

But during inspection of the attic, the bottom of the roof decking and the rafters were black from a long ago fire (5+years). 

They are being sued by multiple neighbors for neglect (a broken refrigerator being left broken for weeks, black mold that was in apartments upon move in for new tenants, no heat or air conditioning in units for MONTHS) I suppose Home365 didn’t have an address set up for their bills either, we were actually getting their trash removal bill in our mailbox.

Basically people are being bullied into using agents for fear that their property will get black listed.

Zoning Ordinances are often not ‘black and white’ and municipalities will protect themselves or be persuaded by the public when making decisions. 

@William Coet Unfortunately, there's no black and white answer. 

Keep everything black and white with him, only communicate through text & emails, and think about whether or not to allow him to renew his lease.
