@Alan Grobmeier  you will love this from your perspective.I bid on a 40 unit section 8 project in Hattisburg MS.. a few years back ( did not get it)but the builder was brilliant he built these for his style of tenant  Block construction painted on the inside and out.. concrete floors... and industrial grade doors and hinges... floor sloped alittle to a main drain in the middle... concrete counter tops  etc etc.so when tenant went out  high pressure hose came in and cleaned it all out  LOL.. you take little homes in the mid west that are lath and plaster or sheet rock with carpets and you will be spending a ton of money on turn over.my new construction I bought in MS were all stained concrete floors... only carpet in bed rooms.

I have no time to schedule a contractor to walk through and provide a comprehensive bid.

You have to get contractor bids to qualify, but ten you can do the work yourself after closing and build sweat-equity.2) Be very picky about the next property you buy and make a bunch of lowball offers to find a motivated seller, willing to sell under market.

.: Hello, I have been seeing increasing opportunities recently to bid on non performing notes on commercial properties that banks are trying to offload.These notes usually have the following characteristics:The note has reached maturity several months ago.

This happening in 05 to 08 and there were builders with 50 to 200 specs and they lost them all I bid on a 100 home package in 08 the houses were selling for 225k to 250k in 06 ish and we were in contract for 120k each..

That way, I have my agent's opinion, an inspection report, and an itemized bid from my contractor.
