It's just far better to bring the loan current or pay it off or file for a "clean and honest" bankruptcy to stop the foreclosure.

The only way to make money is to just short these guys if possible lolI read stupid argumentation yesterday by "xyz" that says hey our NOI is increasing 30% ; but what they dont tell you is their DSCR dropped 20% LOL LOL I meant come on... lol it's like flipping one mil house but the price gone down 20% YoY LOLThe fact is the volatility would be stopped only in Q1 2025, so while everyone saying there would be discount, it literally means they are waiting for their peers to file bankruptcy and maybe ask the same LP group to re-invest to the same asset.

When faced with rising expenses, and let's be fair, skyrocketing expense growth, right, a business has 3 choices; (a) eat it and ride into bankruptcy. 

I do have niche lists created: foreclosure, divorce, bankruptcy, absentee owner, etc.

I don't accept any tenant with felonies, bankruptcy, etc.

I have only been successful at finding attorneys who try to stop foreclosures using bankruptcy.

Bankruptcy saves the lenders from losing even more money during a prolonged foreclosure.

No bankruptcies or foreclosures.
