My current property was purchased with a VA loan with 0% down in the Antelope Valley and did not have too much of an issue, but this area is obviously much less competitive.My goal was to rent out this property and purchase another, however I was considering paying off 20% on the property in the AV, refinance into a conventional without PMI, so that I could use a VA loan moving forward.

Hi Joe,For some reason the replacement cost is coming in super high, so for this investment I want to go with AV based on my purchase price.So to keep it simple lets say I am paying 100k for a 2 family.

If it requires some sort of decision, such as light fixture A vs light fixture B, I try to get all of those items for the rehab in one trip and leave them in the unit for the contractor.
