Have to hit the pavement and start talking to GC’s.

This property will be a buy-and-hold which begs the question of whether I go with a bit more expensive metal roof or asphalt shingles.

Hello Everyone,I put in an offer on a property and looking into getting some estimates from companies who can pour asphalt/cement in a 4,000 sqft lot to create parking lot.

Will need some roof decking replaced, and new asphalt shingles.

Are you open to doing your own research and pounding the pavement?

The amount of research, offers, pounding pavements, etc that went into finding this deal was what it took to make it happen. 

The original Cedar shake shingles + 2 layers of asphalt shingles on top... 

My take would be first determine if you want to be the guy that goes & finds deals and brings them to financing (active investing) or the one with the money that folks come to (passive investor).Think of the former as having to hustle,  generate leads, network, & so forth as you learn the business and find opportunities with which to invest - otherwise known as "pounding the pavement". 

I pounded the pavement today and like that area.
