How are you determining income, avoiding fake paystubs & employment?

There may some merits to investing upstate/western NY, but I would suggest doing some serious homework into eviction timelines, annual rent % increases, etc. 

You can typically count 75% of the previous rental income (from the units you will not live in) toward your qualifying income.

So as a whole your rental losses can offset your agent income. 

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

I am looking to rent and hold (purchase a rental income property).

We’re based in Colorado, and hot tubs typically add around $10K in annual revenue.

I’m a high income W2 earner getting hosed on taxes (currently own 5 properties).

Some context, I have 3 other properties in a different city and am currently on 1099 income (so I can't do conventional) for the past 3 months.
