Just recently many mortgage lenders are announcing or launching second positions HELOC's and second mortgages that use bank statement deposits or even DSCR (rental income) on investment properties to qualify. 

I don't know anything about the deal but after reading your post I googled the company and found a press release from Nov 2021 announcing that they had purchased The Aubrey.

One attractive factor for me is the recent announcement of the tallest tower planned to be build by 2030 that was recently approved with  no height restriction.
