The only taxes I remit directly now are the tiny town tax they implemented of 1%.I just take my net income spreadsheet and calculate the 1% and give them a check.

When that area was built, people flocked to it for it's affordability, but over the course of several years, it became like a ghost town. 

I am also the building inspector for my small town and I certainly know who the good subs are and arent.

It is in a desirable area of town, in the same sector/neighborhood of properties ranging from 500k-1.5million.

The income amounts look to be long-term rental (which they are and came in 30% lower than what the STR average did) and 2. why did the appraiser look at homes 20 miles away to compare to when there are PLENTY of rentals in town...

Thats the wicker, buck town, logan , and now Avondale expansion.  

At yet another sale there was a brick row house/town house for sale that looked good from the street, but since it was in the middle of the row, to see the back of the house, you had to walk around the block and see the house from the alley, where the entire 3 story brick back wall of the house was laying in the back yard, and there was no back wall standing. 

It's not the best setup nor the best part of town, but you can make it work.

NJ is a big one—places like Newark, Paterson, or even smaller towns have better cash flow potential.

Rent control varies from town to town.
