The cash flow that you need to achieve should be based off the rest of your portfolio and your financial situation as a whole.

Depending on what you are trying to achieve, there may be some other lenders I could suggest. 

Coaching or mentorship in real estate investing can allow you to collapse time and "skip to the front of the line" by leveraging the experience and knowledge of those who have already achieved success in the industry.

You would need to do some Capex to achieve this.  

You've already achieved so much more than so many!

Even if you aren't achieving the return you anticipated.  

Focus on getting your finances in order, setting achievable goals, and finding a mentor or local real estate groups to guide you.
