The house is located in Utah County, and I think over time it will appreciate very quickly relative to other markets.

In my analysis the cost for an ADU in kern county would run about $85K and I have saved about 75% of that right now.  

I have sold a lot of property and I always call the county assessors to make sure they’re caught up with rezoning reassessing.

Start with the county, zoning, planning commissions etc.

I have a STR in the Sullivan County and have been looking for a cleaner but the options seems to be limited in this area.
