The real estate market (both commercial & residential) in Victoria really took off in 2015, with annual rates of appreciation around 20%, this has kind of leveled out now and become a difficult area for first-time investors trying to cash flow.

It's within 60 miles of San Antonio to the Northwest, 100 miles of Corpus Christie to the South, and 60 miles of Victoria.

My guidelines thus far are:- Purchase with a conventional loan with 20% down (waiting for the sale of my condo) - Live in Victoria Park, Wilton Manors, Pompano Beach, or Coral Springs (or another good area)- Have the cash flow cover at least the mortgage, insurance, and property tax (using the rental calculator on BP)- I'm mostly looking on Redfin for deals
