That way, there is some type of cushion to help against any high usage months, should they just happen to use more than your previous tenants did, or if you unfortunately get tenants who abuse the "utilities included" opportunity.

Travel isn't easy or direct for me to anywhere- though the excuse to visit somewhere warm is always tempting during the winter!!

A 1200sqft detached ADU would prob consume 25-30% the rate of the main house making it about approx 15% lacking in producing enough power for equal production to usage on the entire property.
