They then use the trainees to do the heavy lifting to find the 1 in a 1,000 property that is a deal to buy and possibly partner with them on it or provide the funding on it with a loan.

Yup the the time money freedom train will soon depart (with emphasis on train-ing and you are their victim...I mean trainee).Well... peruse your local library and you will find countless books on doing real estate you know Robert Allen and his "No Money Down..."

You need to provide something of value, and that usually isn't money as successful real estate investors have a good amount of that already and their focus is not on a few hundred dollars from a trainee, but finding more deals to add to their pipeline.

If the mentor has the capabilities and is not a rip off artist/guru, And the trainee has the abilities to follow through and apply, then yes.Being new, it is very difficult to understand who are the real players and who are the talkers/scammers.
