The Land Sharks team How did you find this deal and how did you negotiate it?

That is what it all boils down to.If a lender asks what your plan is and you say there is a new slot machine in Vegas you want to try out, that probably isn't going to fly.If you say you found a 4 bed 2 bath built in 2015 that you can buy for $350,000 and after fix up of $40,000 will sell for $500,000 that gets the conversation started.

This is why if you watch Shark Tank it's a question asked every time not of how much they are profiting but first IF they are operating net profit.

You should also learn who the sharks are at these events...meaning they go w/ big pockets, or slum lords or high end brokers,etc.  

Also you're just stuck in a tough slot.

My goal is to not be a "shark" in this industry but i just want to have everything running by a certain age then relax.

No I was not a gambler in the strict sense, I never lost a dime in the slot machines there.

Make sure you get a well respected partner/mentor as there are sharks out there... good luck!

Banking on a ton more appreciation is like throwing your money in the slot machine.
