@Avery Pemberton-SmithDon't waste your time and money drafting an Agreement of Purchase and Sale for a residential property, just use the standard APS from the provincial real estate board.This standard contract will include clauses for inspection and financing ... you may want to add one for leases and estoppels.We all had to start someplace and many - perhaps most - of us look back and would have done our first deals differently given what we currently know ... however, had we not done that first deal, we would not know what we do today.I'm not trying to discourage you ... just encouraging you to proceed with your critical eyes wide open.

Klagenfurt is a small town with a bit of an inferiority complex and the people can be somewhat provincial, but it's just big enough for my taste (a bit of nightlife, enough a cultural events, art, live music, good food, etc).
