I know I fund the deals and pay for the rehab . my clients put on brand new roofs new panels all new wiring new plumbing windows siding cabinets etc etc..

The GC can handle the entire project, coordinate different subcontractors and make sure the project is completed per building codes - especially if the rehab is complex or involves multiple trades like plumbing, electrical, and carpentry.

If the home is 100 yrs old, I'm assuming it's a definite gut which is going to require new plumbing, electrical, heating, cosmetics.I spent about $140K reno on my multi family in the heights on NY ave and there were massive problems with it but it was a gut to 3 units & adding 2 bathrooms, 3 brand new kitchens 4 bathroom reno in total, all new flooring, sheetrock , insulation, framing, doors, electrical, plumbing, paint, parts of roof etc.

We have a clause in our lease that plumbing clogs not caused by mechanical/material defects in the plumbing will be charged to the tenant, and if your lease doesn't have similar I would recommend such a clause.

For example, we replace marginal roofs, rip out all the old galvanized plumbing because it saves me a lot over the long run.
