I dont currently have any projects going in CA at the moment but I have been looking for a Summer cabin up by Truckee and I suspect insurance will be an issue although I will pay cash but I will still want some coverage.

. - If I pay property taxes online (let's say with a credit card), will my name show up as the payor or will the trust/trustee's?

Contract for deed seems ideal as you could be making payments to him, which helps him pay the mortgage and extra for his apartment/travel.

If you do it all above board, you would pay taxes on the rental income received and your daughter would be using post-tax dollars to pay rent which isn't the most efficient.

If some landlords are requiring them to pay application fees before they even know they want a rental versus ones that don't which do you think they will choose.

You definitely pay a fee, but you can get to deals quickly when first starting!

I am under contract to buy and flip a house that I am paying $615K for. 

This is not the case for the majority of metro areas across the US.In less hyperbolic markets there wasn’t an intense amount of speculation so operators didn’t pay high and are weathering the storm on interest rate resets and are finding a way to refinance Deals with maturity walls.I am finding that a lot of killer deals with my clients are happening in the sub 50 unit deal space for those who need to sell, because there’s much less competition in a chase for yield.  

Residential RE is based on what your neighbors pay so if you are all in less than they are every time you are doing well
