@Jonathan Feliciano you can say this about Detroit, Columbus, St Louis and many other Midwest cities.Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

I'm getting too old to wait, so if I have to take things in my own hands, I will.Here is the caveat, I came back to do this because I am extremely passionate about sustainable development, net-zero carbon, thermal mass, compressed earth block, rammed earth, hempcrete and others with all the add-ons like rainwater collection, solar and permaculture.

We are active in Waveland, Bay St Louis, Pass Christian, Long Beach, Ocean Springs, Gautier, Pascagoula, and Moss Point (and possibly other water front towns near these locations).As I'm sure most are, I would be interested in speaking with other investors in the area, and would even possibly be open to the idea of partnering for a property or two with the right individual/team.
