To my basic understanding RIETS are like bonds that you invest in then slowly pay you back based on your initial investment? 

Also there are rules with past due notices etc. as well as it relates to this.If you were to damage someone's credit and then find out you were not compliant, you could open yourself to a lengthy and very costly legal battle. 

I will have title bond over the lien if its filed (which 90% of liens are filed incorrectly anyways).

I think we've especially bonded because not only was it one of his first purchases, but also one of my earlier representations as a facilitator of multifamily investments!

Many jurisdictions will not record a subdivision plat until you've put in (or bonded) the infrastructure (power, sewer, water, roads, etc).
