I would definitely look into seeing if there are any AirBNB arbitrage companies operating in the area that may be willing to take it on. 

I’ve talked to a number of investors and they can’t get 10% down on owner finance transactions were the deed transfers at closing.I operate in 4 or 5 markets.

Would love to hear form some Multi-Family owners/operators in these markets about pros/cons and specifically neighborhoods to avoid.My wife and I have been to Columbia SC many times and, while we have never been to Little Rock Arkansas, we plan on going in Late March! 

Analyze properties by looking at gross rental income, operating expenses, and the debt service coverage ratio (DSCR above 1.25 for rentals).

The properties have not only suffered from the interest rate issues but have been operating at a sub standard level.

In our area, it is rare to find a gas station where the real estate is owned by the operator.

I would also urge you to make sure you fully understand how they operate , A-Z (from how they make their profit to how many doors they are managing). 

None were a match for me personally and many were not a strategy I wanted or too speculative (such as opportunistic strategy which is the riskiest strategy or investing in tertiary markets which also tend to be the first to go belly up when there is trouble etc).You probably actually want to look at your operating agreement to see what rights you have to books and records, etc. 

Don't operate under the, "we get along and can figure it out" mindset.
