I did have one near downtown that I sold as that crowd was a pain, lots of parties and difficult guests.

This in itself is an understated benefit because its a real pain having to explain to a lender, prospective employer etc. why your name is in the docket. 

It pains me to hear what my fellow landlords are going through.

What are your biggest pain points?

Make sure you research rental licensing requirement per municipality as they very greatly and make some cities a real pain to deal with. 

And, they generally bring forth action when a neighbor files a complaint and the fines/remedies can be painful. 

We use carbon copy in letter size (legal size is just a pain).

We fee like a conservative approach will let us go through the growing pains of better understanding real estate investing without the worry of being over leveraged to add to the stress while we are both still employed full time in our careers and do not plan on quitting our jobs to go fully into real estate. 

I did one last year that was an hour away from me, and it was a huge, huge pain. 

And it was a pain because guests kept signing out to use their own.So we just cancelled all services and we state on the listing that guests need to provide their logins for apps.I know we'll have issues with older guests.
