Then get a COMMERICIAL Umbrella policy or 1 or 2 million.Then get a personal umbrella policy to cover your home and vehicles.

But to start with MF that seems like a pretty heavy lift for these folks.Of course you can teach theory but then you have real estate reality..  

You write something generic like: “Investor Special 3/2 1,500ft$35,000 ALL CASH ONLY Call (555)555-5555”Just like when you’re looking for motivated sellers, you put these up in heavy traffic areas where people will see them like at stoplights.

This reminds me of a police officer  pulling somebody over without reasonable cause and asking to search their vehicle and if the person does not consent, they’re saying you must have something to hide.

This partner, McGuire is a heavy hitter, is in an excellent position to move the project forward, and they spent an hour on zoom last night (Feb 21, 2022) explaining why they are investing $7-8 Million of their money into the project.

This is an area heavy in house hacker investors so they still have to find at least one tenant for a duplex.

Pay your vehicle loan, credit cards, etc because in 12 months all of the accounts you pay out of a business checking account will be omitted from your DTI in the future. 

It is definitely not "passive", but it is still a great investment vehicle.   

Essentially, what a lot of these “gurus” do is appeal to an audience that doesn’t want to do the heavy, uncomfortable lifting.
