If I were to create a single-member llc and give my wife 100% control, that seems like I would be at risk of losing everything in case of divorce (god forbid). 

Are you telling me that I’ll have to post god knows how many different journal entries to move all of these transactions from one account in Inventory to a corresponding account in COGS?

haha focus on improving the overall stay in things that matter most for your rental, but yes, have enough TP for gods sake...or put in a bidet!

I do not understand how you could think this is good appreciation, ;appreciation below the inflation rate is not good (at least I do not consider it god).
