It helps being willing to talk to sellers/get on the phone and talk to folks in the real estate space in general but the most important thing in my opinion is being an honest and true person.

For 95-99% of folks, right now nothing is happening.

.- 95% of folks in pre or post NOD want to stay in their house, keep their house inspite of them 100% will loose the house at the auction. 

Less than 10 minutes and they are done.Self Managed, Low Volume - these folks collect the same rent every month, have minimal expenses beyond their mortgage and find it very easy to collect the few documents they have to report it. 

ONLY knock on doors and ONLY within 10 days of the auction. that is when folks are getting a reality check that they must do something.

A lot of folks that buy at a distance are struggling right now.  

Now that I have this amazing community, I want to know the folks here if you've ever heard of this company or worked with them?

Are there folks that are successfully doing STR in this market that aren't in the hotel zones?  

THere is a loan I have seen folks using in the past... not sure if it is still available but it is the MACU90 loan with mountain american credit union and it is a 10% down investment loan.

I also assist folks (largely OOS investors) get started in the market there.I'm happy to connect, chat about the market, and send you a ton of resources.The city has been seeing a huge resurgence that goes back 10+ years now.
