This is what I am encountering, in the current Mortgage Industry.If you think you will go FHA, Conventional, FHA 203k, etc. and then Quit Claim the property, to a Corporate Entity, or a Land Trust you run the risk of the lender discovering a Title Transfer occurred and activating the "Acceleration Clause" or "Due on Sale Clause" that requires the loan to be paid in full, within 'x' number of days.

Have someone physically there to check on the property and partner with them, etc.I'm not a lawyer and this isn't legal advice, but foreigners can setup US business entities in the United States, and not have to be physically in the United States.

The function of an LLC, or a corporation, is to limit the liability of an act of that entity to that entity and not have liability for the person(s) owning that entity.
