One last thought, have you considered just selling to (or trying to partner with) a developer?

There are people that develop cabins.

Since then, we've analyzed at least 75 deals across multiple markets, developed our buy box, and choose a strategy that aligns with our goals.

Outside systems like plumbing, sewage, and the water heater should be in good condition, and make sure there are no signs of pests.Additionally, look into property taxes, insurance costs, and zoning laws that could affect future development.

So you need to develop your checklists before you bring your first deal.  30 days is a very short time to execute and learn.etc etc.Use the above to start the development process for your wholesaling efforts.

I saw that the population grew by 5% from 2020 and I haven't seen much development as far as new housing goes so what could be causing this uptick in time on market? 

Houses in my development have sold as high as 585k, my house was appraised for 475k as is.
