I'm in your market (4 Corners) and we've got Thanksgiving & the Christmas/New Years weeks booked but a big gap in between them, whereas we're usually filled up from the beginning of November on.

I was at a local (Bay Area) REI conference a few weekends ago and Brian Burke (CEO) spoke.

We just found one that’s moonlighting on the weekends at about half the going rate.

I am taking all your advice and information and putting it in my Notation notes for REI (you should really see this thing, I'm reading roughly 3 books a week, watching and reading countless videos and articles and I have a virtual seminar with Grant Cardone this weekend).

I'd love to buy up some land in the Christmas or Santiago Mountains, but I love hunting for and photographing rare snakes so that's sort of a niche use haha.The Chihuahuan desert and western mountains of Texas are no joke, it is some of the most remote, unpopulated, water-starved, but breathtakingly beautiful country in the entire US.Just FYI it's not that west Texans dislike solar or wind farms... we love money!

Like I brokered a 22  lot development of duplex's for a builder and just charged him 30k flat fee per sale.. they sold for 225k each back in 05 when I did this and I sold them all in one weekend at a big event i paid for in San Jose CA.. all to CA investors it was my fly and buy program I did in those days..
