I've stayed in Cancun at the Club Med when going there with a group of friends but we never left the resort and I think most visitors (the many I've met at least) are in the same boat.

If you don't want to rock the boat, you can raise it over time. 

Investors can lose their capital, there can be cash calls to keep the boat a-float, and no exit strategy 

I suspect Texas and Florida both have peaked and for most small time investors who have missed that boat it's time to find the next market that is up and coming.

I am in the same boat with low ROE homes and am selling them. 

I want to limit my risk as not knowing where the economy may be going.I'm in a similar boat, also 50 with good paying W-2 looking to build a portfolio to help replace that sooner than later.

I came around to leverage, and my portfolio is about 35% leveraged these days, but I really missed the boat by insisting on paying everything off early.
