Wages increase so significantly that it allows homes to not drop, stay as is or increase (fat chance).Clearly someone is going to win in this (potentially current homeowners and upper middle class), with losers being Millenials, Gen Z and others who do not own OR they are the winners and losers are anyone who bought the past 3 years.Either way, someone will win and someone is gonna lose.For me, I play offense and defense - I am consistently looking for deals but also if #1 happens, am I protected.

Balloon" framing (1920's I believe).Radon.Plaster and lathe instead of sheet rock (pre 1950's) or plaster and wire mesh variations (50's) more solid than sheetrock but a real b*tch to repair or demo if you're remodeling.You've got Galvy plumbing but also need to look out for other kinds of outdated plumbing like clay sewer lines (pre-1930's, prone to collapsing, bellies, root intrusion), cast iron (1950's, often rusted and/or cracked by now), and PB (polybutylene, gray-colored water pipes, 1980's, prone to rapid degradation and subsequent bursting, mostly gone by now).Buried Oil Tanks-- Do you have those there?

Real estate as it was taught to me 40 plus years ago is a belly to belly business.. you cannot have consistent success trying to close folks on the phone unless they do not live in the market.. its too easy for them to simply blow you off.

Eg they borrow at 4% and receive say 7% giving them a profit of 3% for no money down but a little time for the loan app plus the risk associated with repaying the loan if it goes belly up - though with 20% of my cash down the risk is low for them.
