The government resists things they can't control.

I would like to branch into commercial leasing with a government client niche (solar farm land and datacenter leasing too).

Having said that, the federal government put a restriction on buying houses if you don't live here. 

I've seen numerous QI's fail during my 40 years in the business, and most of the failures would have been prevented had their been government oversight. 

The government is not a fan of bitcoin. 

I have this theory that basically the stock market can grow faster than the fundamentals more so than housing, reason being when people put money into their 401k or whatever they are just throwing money in, not looking at p/e or whatever, the stock market is in part just an index of Americans excess savings plus it’s a unstated policy of the government that stocks go up, where as housing people are obviously very very aware of how much thier monthly payments is/ how much rent is, plus it seems that is actually a push to lower housing prices at least relative to inflation.

Exhaust all of your conventional or government financing options before you get into DSCR. 

In our client’s experience, landlords often receive only the government portion, not the tenant’s portion.

Unless you believe that our government should and will provide free education for all.Give to charities.

Some of the CoC are so low (and some of the projected appreciation is also low) that I ask myself, why wouldn't I just invest in government bonds instead.
