Lawn mowed? 

After talking to two realtors with intimate knowledge of the area, we learned that STR rents and annual occupancy are just too low to even cover the PITI of properties in the area, let alone maintenance, supplies, lawn care, snow removal, etc.

Which then leads to the fed keeping rates artificially higher than they should be.

I do not have a sheet but I typically budget $150 for lawn, $150 for pool if applicable, $100 for cable, $100 for water, $300 a month for electric (depending on property size and your local utility costs), $50 for pest control, and another $200 per month in misc. 

I can see doing this for kids or close relatives but strangers.. dont think so.. to me its just another one of those totally grey areas  that maybe legal but ethics come into play.. artificially raising someones credit ?? 

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

It's only 3.5% down + closing costs and reserves.Work your day job, mow lawns, leaf cleanup, shovel snow, flip furniture, pick up night shifts waiting tables/bartending, stock shelves at home depot overnight if you hate talking to people or anything else.

The seller's basement was dug up, they tunneled under most of the front lawn, the sidewalk, curb and road were partially disturbed.

We're currently paying for lawn care, snow removal and cleaning services + husband is doing some of their home maintenance himself.
