I've heard advice on varying ends of the spectrum on how to and even the possibility of wholesaling REOs.

New to wholesaling and rehabbing properties  

I've located a number of properties (I'm new w/ no offers) that are in lower income neighborhoods...a number of which are F&C or very little is owed.   If I could acquire one of these would it be a good idea?  man...

I'm looking into wholesaling and note flipping as a way to get started again.

As a beginner with not much experience my suggestion to you is to look into wholesaling properties.

Im curious about the verbiage needed to be conveyed...initially to a seller in terms of "wholesaling"

I am brand new to wholesaling, I have read, listened to podcasts, and video.  

Okay, so ive been reading a lot and watching a lot of videos about lease option assignment, or apparently wholesaling lease options... im currently a wholesaler and ive been wanting to get into dealing with lease options for a while.

Looking to start in wholesaling and working my way up to fix and flips as well as rental properties.

I am leaning more towards the Wholesaling and Fix and Flip side of Real Estate.
