We are in the early stages of seeing tokenized assets.

(just looking for a ballpark here)- Average number of room turnovers per year - PadSplit says the average tenant stays 9 months- Average cost of each room turnover (room & carpet cleaning, repairs due to wear and tear)- Repairs and maintenance - how much are you typically setting aside for this?

I'm recently married and we are living in my house that I bought using the VA loan.

But there are also some real challenges, like dealing with lower tenant quality on average, the extra red tape, annual inspections, and the longer time it takes to get tenants placed compared to the open market.

We are ok with making calculated risks with our money, but when you introduce other peoples' money to the equation as a variable it can get sticky.

For the most part we are all about leverage but that is leverage that makes money. 

There are groups that are doing exactly what we are doing.

Thats a red flag.  

Melissa DSCR loans are business purpose loans therefore there is much less documentation and red tape to deal with vs conventional financing.

We have a single family home, a small commercial retail building, and now we are pursuing a 5 unit apartment complex.
