Technically, it is called "portfolio income" and is taxed at ordinary rates.Your lender probably confuses business income with ordinary income.

While you can technically file on the 2nd, my attorney said he has known many judges to throw it out since there is that 5 day grace period before a late fee is incurred, which give the illusion to the tenant that rent is due by the 5th.
