In most states, the lease survives the sale.

If the units have term leases, keep in mind their leases survive the sale of the property, and you wouldn't be able to move in or execute a rent increase until the term is up, with proper notice.

The obit will list the surviving children and usually their location.

In case you have to walk from the property, the bank will be able to survive, they know what they're signing up for.
