I picked the tile when we did surrounds and chose colors and paint brands for painting jobs. 

Huge headache and wish I'd have left the floor intact.I would paint the vent to color match the wall tile, then I'd put in a top of the line pedestal sink that has counter space (see Kohler Tresham pedestal sink K-2845-1-0 for example). 

Any preference for the color of the stain?

From their perspective, for the same or slightly more money, ($130-$140's) they can build a new house to suit them, picking colors\appliances\floor plans\finishes etc, and be the first occupant.

Pay attention to the color, gray may be going out, a softer brownish tint is what I have been told is coming in.  

When things get complicated I use different colored pieces of short rope and tie knots in it for record keeping.

Now that the renovation is done on that one, I’ll post the after photos to show the paint color change and stainless appliances I put in.

So for example, a flipper could be looking for distressed single family homes, unkept landscaping, broken down cars in the driveway, peeling paint, off color roof repairs, and then start to either mail, or contact the homes owners in different ways.
