Things to look for include location, neighboring properties, condition of the roof, condition of the gutters (full gutters sometimes lead to water intrusion), cars in the driveway during normal work hours, expired registration on vehicles, double-pane windows, condition of the siding and paint, type of foundation, pool (if you can see it).

Apparently this GM and his crew didn't put down painters blankets or sheets to catch the old window's glass when it was broken out in order to install the new double pane windows.

We began much-needed window replacement with $6000 targeted at the worst most-cracked windows, but we still have to spend about $4-$5000 for a number of large single pane (in Michigan’s frigid winters!!)

It's seems clear he has a difficult time getting to and getting in & out of the bathtub, and some of our deferred maintenance included a leaky tub surround, presumably due to the strain placed on the tub by the large gentleman.Not entirely sure what is happening there in regards to his laundry/food situation but it seems clear he must be being enabled in some ways by his roomate.My friend is a compassionate guy, however I am concerned that the property value and quality of life of others in his building could be adversely affected by this tenants presence.

I would be a little cautious about mold because there are toxic strains.
