I know that when I started out, I made a lot of trips back-and-forth to the property during renovation and also to the hardware store and then back to the investment property.

The best contractors don't often go to Home Depot and Lowes as much as to the supply houses--they know the materials are better quality and usually less expensive than some of the 'second quality' stuff the box stores sell.Good luck.

Years ago I used the 3P index... pawn shops, porn stores, and payday loans. .. too many too close and it’s still too early.

So it may be wise for you to get yourself educated for a bit first and put the money into a low-risk liquidatable investment or savings account for now.Lastly, I swear BP isn’t paying me to promote this book, but I did recently buy and listen to the Audible version of the BP Publishing book by David Greene, Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties, which you can find on the BP Store or Amazon.

You can buy the paint from them, or see if another supplier can cross-reference the numbers.Or, go to the bookstore, general store, or even the library, and find the magazine rack. 

Chain store retailers are like sheep, and they do follow one another as many retailers have good synergies with one another.  

I would buy a 24" cabinet and install a pull out laundry basket and then you only have a 12" space or so... that can be used for storing the toilet brush and a decent trash can OR a pull out towel rack.

(Try to find a local store that sells a box of 10 or 12 filters, if you can - cheaper that way.)
