So for me to time for return has to be equivalent for my transactions in the same span or I would be losing money per hour.Some sponsors regardless of deal size take 50%. i know one that is taking 50% on a 200 million plus ground up retail development but he has been doing it for decades and decades and can name his price for passive investors capital investment.He could use a fund for the money he needs but does not get as great of a return that way.

Lots of your cost here will depend on the length of span you need, as well as how much load estimation/weight you're needing to support.Totally rough estimation without seeing anything I'd shoot for in the $800 at the low end up to perhaps $2.5k.
